The gaps are real
Roughly sixteen years pass between the first film and The Way of Water: which is why Jake and Neytiri have four children when the second film opens, including a teenage son.
That gap is close to the thirteen years between the two releases. Cameron aged the story alongside the audience deliberately.
Fire and Ash picks up almost immediately after The Way of Water, so those two are much closer together.
Do I need to rewatch before a sequel?
A quick refresher helps more here than it usually would, because the gaps between releases are so long. The Way of Water assumes you remember who Quaritch is and what happened to him, and Fire and Ash follows directly from The Way of Water's ending.
These are films that lean on spectacle rather than plot complexity, though. If you half remember the first one, the second reminds you of everything it needs you to know within twenty minutes.
How long all three take
Avatar runs 162 minutes, The Way of Water 192, and Fire and Ash 197. Back to back the trilogy is a little over nine hours, longer than the theatrical Lord of the Rings films and almost all of it one continuous story.
Two evenings is the sensible split: the first film on its own, then the two sequels together, since Fire and Ash continues straight out of The Way of Water.
Is this the same Avatar as The Last Airbender?
No, and it is the most common mix-up in this search. The Avatar with three films is the Pandora one: blue Na'vi, human avatars, James Cameron.
Avatar: The Last Airbender is a separate franchise with no connection to it. That one is the Nickelodeon animated series from 2005, its sequel series The Legend of Korra, the 2010 live-action film, and the Netflix live-action series. Different studio, different creators, a shared word and nothing else.
